• Declaration of Covenants, Conditions & Restrictions (CCRs)
  The foundational legal document for the HOA.

• Amended CCRs (Recorded 1/22/18 & 4/4/18)
  Updates to the original CCRs including use restrictions, fees, and process clarifications.

• Articles of Incorporation (if available)
  Formal registration of the HOA as a Montana nonprofit.

• Bylaws (if available)
  Describes how the HOA is run, including meetings, elections, and voting rights.

Design & Architectural Review

Standards for construction, landscaping, and exterior improvements.

• Flanders Mill Design Regulations & Guidelines (Amended April 2018)
  Detailed requirements for architecture, landscaping, fencing, materials, and more.

• Design Review Checklist (Appendix A)
  Required form for both Pre-Application and Final Design Review submittals.

• Fence Style Diagrams & Setback Maps
  Visual references for approved fence types and placement.
