These documents define the rules, responsibilities, and structure of the HOA.
Declaration of Covenants, Conditions & Restrictions (CCRs): The foundational legal document for the HOA.
Amended CCRs (Recorded 1/22/18 & 4/4/18): Updates to the original CCRs including use restrictions, fees, and process clarifications.
Articles of Incorporation (if available): Formal registration of the HOA as a Montana nonprofit.
Bylaws (if available): Describes how the HOA is run, including meetings, elections, and voting rights.
Design & Architectural Review
Standards for construction, landscaping, and exterior improvements.
Flanders Mill Design Regulations & Guidelines (Amended April 2018): Detailed requirements for architecture, landscaping, fencing, materials, and more.
Design Review Checklist (Appendix A): Required form for both Pre-Application and Final Design Review submittals.
Fence Style Diagrams & Setback Maps: Visual references for approved fence types and placement.
