Dear Neighbors,

Whether you’re new to Flanders Mill or have been here since the beginning—welcome! As your volunteer HOA Board, we’re excited to share updates from our July meeting and provide a preview of what’s coming this fall. Our focus remains on making the neighborhood safer, more organized, and easier to navigate—both in person and online.

City of Bozeman Partnership & Fall Meeting Preview

Given our neighborhood’s unique location—surrounded by schools, parks, and rapidly growing development—we are actively partnering with the City of Bozeman to discuss traffic, safety, and long-term infrastructure planning.

We’re excited to announce that Assistant City Manager Jon Henderson and additional City staff will be joining us at our Annual HOA Meeting this fall to speak directly with residents.

Here are just a few of the key topics they’ll help us address:

  • The completion of the Oak & Flanders intersection

  • A new mid-block pedestrian crossing on Oak Street

  • The 119-space parking lot across from Gallatin High

  • Ongoing traffic, safety, and school zone improvements

New HOA Website Now Live

We're pleased to announce the official launch of the Flanders Mill HOA website:

This site serves as the central hub for all neighborhood information including:

  • Design Review (ARC) Guidelines & Submittal Forms

  • Governing documents and policies

  • Meeting minutes and financial updates

  • Contact information and announcements

If you're planning any exterior work—like fencing, landscaping, or paint—please visit the site and use the online form to submit your project for review.

Design Review Process & Fee Update

To streamline design submissions and provide faster response times, we've implemented a new online ARC submittal system that ensures consistency and transparency.

  •  The process helps maintain the look and feel of our neighborhood, which benefits us all.

  • If you need help navigating the system or have questions, don’t hesitate to reach out—we’re happy to help.

  • ARC fees range from $50–$300 depending on the type of project.

Compliance & Community Standards

Now that the developer transition is complete, your HOA Board, together with Saddle Peak Property Management, is actively organizing past records and finalizing a number of community improvements. (NOT SURE HOW TO WORD THIS)

We’ve recently received several compliance inquiries, and we understand that not everyone may have known about the design requirements when moving in. If you're currently working on—or planning—a project, we’re here to help guide you through the process.

A few reminders:

  • All fences, paint changes, landscaping, and exterior modifications require prior review and approval through the ARC.

  • All renters are to be submitted to the property management 

  • If you’re unsure whether your project needs review, please check the website or email us at info@flandersmillhoa.com.

Landscaping & Maintenance Updates

We’re committed to keeping shared spaces healthy, safe, and attractive.

  • Excited to have new tree planting  scheduled for July 2025 throughout the neighborhood. This is to replace any trees that have dies or damaged. 

  • Stormwater pond maintenance throughout the waterways are being reviewed and are required by both the City and EPA. Once this work is scheduled we will be sure to notify everyone. While this may temporarily affect wildlife, it is a necessary and routine part of neighborhood care.

  • Weed control and trail maintenance are underway—Annie Boulevard and other common areas trails are being prioritized.

Annual Meeting – Save the Date

Join us for our most important meeting of the year!

  • Date: Thursday, September 18, 2025

  • Location: Tentatively at Gallatin High School Auditorium

  • Guests: City of Bozeman staff and HOA Board
    This is your opportunity to ask questions, hear updates, and meet your neighbors.

Board Openings – We Need You!

As the HOA continues its transition, we’re seeking new volunteers to help lead. Two board seats will be open this fall.

If you're interested:

  • Submit a short bio to the board via our website or email

  • Attend the next board meeting to introduce yourself

  • No prior experience needed—just a willingness to help your community
