Design Application Process

All exterior construction, landscaping, fencing, paint changes, or other property modifications must be reviewed and approved by the Flanders Mill Architectural Committee (FMAC) before work begins. This process ensures architectural integrity, visual harmony, and preservation of property values in the neighborhood.

Step 1: Review the Guidelines

Download and review the Flanders Mill Design Guidelines for standards on architecture, landscaping, and fencing.

Step 2: Submit Payment

Application review fees must be submitted before FMAC review begins.

Step 3: Submit Your Application

Complete the online Pre-Application Form and upload required documents:

Step 4: FMAC Review

  • FMAC will respond within 15 business days of receiving a complete application.

  • Written FMAC approval is required before applying for a City of Bozeman building permit.

Step 5: New Construction (if applicable)

New construction homes require two submissions:

  • Pre-Application Review: site plan, drawings, $200 fee

  • Final Design Review: full construction drawings, color selections, $500 fee

Fees (based on project type)

  • Fence – $100

  • Paint Change – $50

  • New Trees – $50

  • Landscape Improvements – $50–$150 (depending on scope)

  • New Build – Pre-Review – $200

  • New Build – Final Review – $500

  • Solar Installation – $100

  • Accessory Structures (shed, greenhouse, sauna, etc.) – $50

Tip: Incomplete submittals will be returned without review and may result in additional fees


Architectural Design Guidelines

Flanders Mill homes are designed in Modern, Craftsman, and Modern Farmhouse styles. The goal is to maintain architectural diversity while avoiding monotony or “tract housing” repetition.

Architectural Highlights:

  • Licensed architect required for all home designs

  • Roof ridgelines must vary (no more than 40’ uninterrupted)

  • Vinyl siding is prohibited; approved materials include stone, wood, stucco, and architectural metal

  • Color palettes must contrast with neighboring homes

  • Detached garages and ADUs are allowed in specific cases with FMAC approval

  • Accessory structures must match the primary home’s style

Landscaping Guidelines

The landscaping standards at Flanders Mill are designed to ensure a cohesive and sustainable aesthetic across the community.

Key Requirements:

  • Minimum of 7 trees per lot, including 3 conifers from the approved tree list

  • Automatic irrigation systems are required for all lawn and planting areas

  • Landscape must be completed within 9 months of home construction

  • Exposed foundations must be screened with approved planting beds

  • Use native or drought-tolerant plants whenever possible

  • No RVs, trailers, or boats may be stored on driveways or streets

Fence Review & Guidelines

All new fences must be reviewed and approved by the FMAC prior to installation. Fence plans must follow the approved height, style, stain color, and placement requirements outlined in the Design Guidelines (pages 28–33).

Fence Submittal Requirements:

  • Complete the [Fence Submittal Checklist (Appendix I)]

  • Provide a site plan showing:

    • Property lines, home footprint, and proposed fence location

    • Locations of adjacent fences and confirmation of matched height

    • Gate locations and any garage man-door access

  • Indicate the fence style (A, B, C, or D)

  • Confirm use of Mesmers UV Plus Natural Redwood stain

Fences must be compatible with adjacent properties and may not be installed in front yards beyond the allowed setback.
