Elections
The Flanders Mill Homeowners Association is governed by a Board of Directors elected by its members. Each lot owner in the neighborhood is automatically a member of the Association and holds voting rights tied to their property. During the development phase, the Declarant (developer) appointed the Board, but now that the development period has ended, board members are elected directly by the homeowners. Single-family and townhouse lots each carry one vote, while multi-household lots receive one vote for every ten units. This process ensures that the Board reflects the interests of the community and is chosen by the membership in accordance with the Association’s Bylaws and CCRs.

Service Roles
Board of Directors
The Board is the leadership team of the HOA. As a member, you’ll help guide the future of Flanders Mill by overseeing budgets, setting policies, and ensuring our shared spaces are cared for. Board members represent the collective voice of neighbors and make decisions that protect property values, maintain community standards, and foster a vibrant, welcoming neighborhood.
Commitment: Attend quarterly meetings each year, review community matters, and participate in key decisions.
Impact: Shape priorities like landscaping, amenities, and community improvements. Your leadership directly enhances quality of life and the long-term value of every home in Flanders Mill.
Architectural Review Committee (FMAC)
FMAC members are stewards of design and character in Flanders Mill. This group reviews homeowner submittals for new builds, remodels, fences, and landscaping to ensure projects meet the neighborhood’s design guidelines.
Commitment: Review applications as they come in (most electronically), and occasionally meet as a group. The workload varies, but each review helps keep the neighborhood consistent, attractive, and compliant.
Impact: Your input ensures new projects complement existing homes, preserve architectural integrity, and protect the beauty and harmony of our neighborhood. FMAC members play a direct role in upholding the curb appeal that drew many of us here in the first place.
Qualifications for FMAC
According to the Design Guidelines, FMAC members are appointed by the Board and should have a strong interest in maintaining the community’s design standards. Members may include architects, designers, builders, or homeowners with demonstrated knowledge of construction and landscaping practices. Above all, FMAC members must be committed to fair, consistent, and timely review of applications, guided by the Flanders Mill Design Regulations and CCRs
