About the HOA
The Flanders Mill Homeowners Association (HOA) is guided by a volunteer board of residents who oversee key decisions affecting our neighborhood’s appearance, function, and long-term value. The HOA operates under a set of Covenants, Conditions & Restrictions (CCRs) and formal design guidelines to ensure consistency and high-quality development across the community.

Our Partnership with Saddle Peak Property Management
The HOA Board works in close partnership with Saddle Peak Property Management (SPPM) to support the day-to-day operations of our neighborhood. While the Board provides leadership, planning, and oversight, SPPM offers professional administrative support and ensures regulatory compliance. Together, we aim to provide transparent, responsive service for all residents.

HOA Board Responsibilities:

  • Overseeing architectural review process and approvals

  • Managing HOA communications and website

  • Reviewing and approving vendor contracts

  • Organizing board meetings and the annual HOA meeting

  • Managing long-term community planning and improvement initiatives

Saddle Peak Property Management Responsibilities:

  • Collecting dues, tracking payments, and issuing late notices

  • Maintaining HOA records, insurance, and compliance filings

  • Assisting residents with general questions and CCR enforcement

  • Coordinating board-approved vendor services and maintenance

  • Supporting ARC submission processing (administrative intake only)

Design Review:

All exterior construction, landscaping, or changes to your property must be reviewed and approved by the Flanders Mill Architectural Committee (FMAC) prior to beginning work.

Quick Overview:

  2. Submit the Pre-Application Package with drawings and a $200 fee.

  3. Submit the Final Design Review Package with a $500 fee.

  4. FMAC has 15 business days to respond.
